On 27 June 2019 Megan Woods was appointed Housing Minister.
I heard her say on Mike Hoskings show that she would report on the progress of Kiwibuild monthly on the journey to achieving 100,000 new builds. I’ve not heard a squeak out of her on the topic since.

  I do note though that the trajectory on the graph is still shit pre covid. I suppose to be fair you could write off that first two years as “planning stage” then the covid shit show stopped pretty much everything in it’s tracks.

    Slight problem, since Kiwibuild was Labour policy since 2012. Plenty of time to plan.
    
    Many of us in the industry knew there was no way they could reach their numbers, even if they knew what they were doing. And so it came to pass.
    
    Great slogan, rotten policy and even worse delivery.

  No. My son is a construction manager, based in Hamilton, whose managed to keep his projects moving forward. There’s been plenty of scope for pushing on, particularly outside of Auckland. It all depends on the level of passion to get things done, which for Labourites has proven to be almost entirely absent.

  There is also the hundreds of millions in still current underwrites. Lucky not needed so far due to those big house price rises, but that could change quickly. As could the ability of first home buyers to obtain / service mortgages.
  
  Still the government has another few hundred million set aside for shared equity home purchases., maybe some Kiwibuild. Different policy so will not be counted as a Kiwibuild cost.
  
  Nicola Willis has asked quite a few questions around Kiwibuild costs – here is another suggestion if she is listening.

  I’ve done the math per house delivered. Average land value $420k, build cost $450k. Cost to taxpayer $4.9m. Market value now, about $1.1m. Don’t take any investment advice from Cindy.

Ah, but everyone knows you can promise the moon without electoral repercussions as long as you do it with kindness.
In light of their other failures, it is perhaps best they have not managed to build many houses. They can truly collapse the economy, then they will have plenty of builders available. With the way inflation is going, that might actually be their plan.

People just don’t seem to realise that the first home buyer crisis Kiwibuild was designed to fix is all good now so the kind government has pivoted to fix the rental crisis.

Woohoo, 33 new social houses added in November alone. Sadly 1901 new households were added to the waiting list in November. Sounds like a new graph is needed.

Meanwhile most private landlords know that their risks and costs have escalated so they need to be seriously picky about choosing new tenants. Fortunately there are plenty of excellent applicants.

So the real story here is why and how the media has never raised this lack of fulfilment as a political issue in story after story, article after article, and special investigation after special investigation, as we all know it certainly would have been doing ever since the election, had a conservative administration had promised this and had performed on that promise as this govt has, on this promise. For year after year after year.

That’s the real issue. And the extraordinary thing is, none of the media appear to recognise that just because none of us say anything about their silence on such matters, we see them every single time they do it, we’re taking notes, and we won’t be forgetting when we’re given an opportunity to wind back this propaganda machine, as the media has proven itself to be, not just here but overseas as well.

Thank goodness for the few alternative media that still recognise journalism as a profession. We’d be lost without them.

If the media hadn’t wholly and completely transformed into what the late, great Frank Haden contemptuously used to call public relations specialists, (it wasn’t that, I know, someone correct me please, but it was funny, that’s the point..), it’d be different.

But they have, and we all know it. Don’t we.

That’s the real issue here.

From what I hear from public servant colleagues, “Kiwibuild” is a poison term. Ministers and Government MPs are forbidden from using the term.

All the public servants who were frog marched to work on the initial program have fled at the first opportunity.

What I don’t get is that Jacinda has not even had the humility to say “I am sorry”. Maybe it is just a cultural thing. In Taiwan any Minister responsible for such a failure would deeply apologise and resign. Howe can she sleep at night?

  Because like so many other projects, she never actually intended to deliver anything. The projects were just figureheads to justify a massive budget which was then paid out in:
  
  (1) Talking groups consisting of mates and people she needed to bribe, and
  (2) Bulk of the money scurried away to the real projects the money was ear marked for.
  
  If you recall, they agreed to borrow $19Bn at the end of November 2019 to be spent on shovel ready projects in 2022 to 2024.
  
  At that specific time, the Labour+Greens were trailing 2 points behind in the polls behind National+Act. Who borrows money to be spent later in the next political term when you are trailing in the polls? Unless of course you intend to spend it to ensure you win the election.
  
  So the $19Bn got spend on the Covid daily Podium of Truth, lockdowns, and buying voter loyalty through wage subsidies. All for the equivalent of a seasonal flu.
  
  The pied piper has struck again.

To be fair, Labour did manage to house a homeless doctor and marketing executive. I’m not sure how many billion it cost us, but I’m sure Twyford and Cindy think it was worth it.

  IIRC not long after I arrived in New Zealand John Key was hounded for months from playing with the pony tail of a hospitality worker. Now, I am thinking that was dumb, and if IIRC he apologised. But it went on and on and on.
  
  Yet here we have Jacinda presiding over a housing bubble that will wreck home ownership chances for tens of thousands. When she promised to do the OPPOSITE. That is more than a pony tail pull.

    Auckland property will pop because of the slow down with immigration. At the moment the only thing stopping it is the lockdown nonsense. But I imagine the pop will be in the South or out West where 3 bedroom fibrolite shit boxes were never worth a $1m to begin with.

This socialist Government in particular and indeed most public servants these days, are largely driven by the perception of their performance by others, not by actually getting things done. On that basis they will always struggle to build almost anything, as its physics, its mathematics doesn’t care about social standing or public perceptions, or ethnic niceties, or 101 other similarly irrelevant concerns.

This sure is a favourite stick to wave here on Kiwiblog, but let’s have a quick look at what this stat doesn’t show.

In 2016 there were 30k consents issued for all types of residential building in NZ.

Those numbers have grown every year since under this administration. In 2021 the number of consents issued for residential consents now stands at 47k. Or as stats NZ puts it “In the year ended September 2021, the actual number of new dwellings consented was 47,331, up 25 percent from the September 2020 year.”

So what are we arguing here? That the truly extraordinary growth in building (which has seen shocking material and labour cost inflation) isn’t adding housing? Or perhaps that the denizens of Kiwiblog would prefer that those same builders and plumbers and electricians etc, all of whom seem to be driving new vehicles should have been forced by the state to create state houses? Because whether by means of the state or because the state created the conditions and got out of the way the target of 100,000 new builds in 10 years will be met.

Even given some of those builds will be replacement of demolished structures most won’t. Descend the Bombay Hills south from Auckland to witness green fields of 5 years back now turned to suburbs. So by weight of numbers the housing stock is growing at a rate faster than at any time since the 70’s when you could build a single glazed home without insulation. The private sector is growing fat on the profits. The quality is improving.

Pray tell what is the problem that we wish to correct? That the government isn’t taking credit for the boom and slapping Kiwibuild on the for sale signs? Thought that would make you happy.

Perhaps we could pluck another 100,000 construction industry workers out of our collective arses, or import them from China, because that would be what is required to grow the stock of Kiwibuild houses at this stage. My local (independent) pizza place workers were suffering in the oppressive heat of the oven a few days back. Some bi-folds to replace the solid front window perhaps I enquired. We’ve tried came the response. Next summer we are told. If we are lucky.

  As for the inflated material prices, every single aspect of it is down to Ardern and Labour. Every shred of it. They are the most useless leader and government in the history of NZ.

  How many did Cindy and her Bob the Builder build? Zero. Well maybe two. This was Labour’s “flagship” policy (yeah, yeah, along with the child poverty and homeless people wishful thinking). Name one policy campaigned on that Cindy has actually delivered on. Just one … and no, getting her boyfriend a new TV series doesn’t count.

  Can’t live in a consent. Developments, especially larger, can be cancelled for various reasons, including what buyers don’t want or can’t get finance for.
  
  Have not looked for current numbers but in 2019 Colliers reported that 49 Auckland consented apartment developments did not proceed. 19 were abandoned, 13 were deferred and 17 saw their sites re-marketed for sale or sold. The reasons for those decisions? Probably no different now, if not worse.

One bright spot with MSM ignoring and refusing to report on the terrible stats of St Jacindas rule (child poverty, homelessness, medical waiting times etc etc) means they will quite rightly be ridiculed with so many ‘whataboutisms’ that I believe they won’t.
Ohhhh and, fingers crossed, Stuff shuts down or has at least a huge cleanout, their site is nothing more than a woke wankfest article after article and the bloody begging for donations.
