Is it any wonder that people are finding themselves homeless?

Decisions like this will make more and more property owners decide that having tenants is just too much trouble.

Better to keep the house empty and problem-free, and just rely on capital gain.

Anyway, keeping houses empty is good for capital gain because it reduces the available supply.

  The Osaki ripple effect into the Tenancy Tribunal Practice Note is very concerning. Well concerning for landlords. Damage causing tenants not so much. If landlords have to insure or self insure against ‘accidental damage’ then rents will go up.
  
  Incidentally, I wonder what the TT reasoning was to determine the Amanda Stewart case accidental. when the damage resulted rather directly from the tenant clearly and deliberately in breach of her tenancy agreement. Stated reason was despite the TA breach tenant did not intend to damage the carpet. Seems insufficient to me.

    Exactly. So, if I ignore what my Tenancy Agreement says about how many people live in my landlord’s property and the place gets wrecked by 20 people living there, I’m not to blame because I didn’t intend for the place to be wrecked.
    
    The reader’s comments on the article in Stuff are interesting. People are astounded, and many are aware that the effect on the availability of rentals and rent levels will be harmful.

      Definitely a big issue. Was bad enough before because often there was no ability to recover the loss from the tenant as the tenant was broken arsed anyway.
      Four weeks bond covers fuck all these days as well, especially as it can take 4 weeks to get a hearing.
      
      Less rentals the better. The scum can go live under a hedge.
      The simplest solution is to make it mandatory that tenants have household insurance as they should. (Something like Britain where car owners are required to have insurance.)
      
      Under the practice note issued by the Principal Adjudicator, it wouldn’t really make any difference if the tenant had insurance because we first have to prove the damage was intentional. So, our job is harder because now we have to prove intent. It is a ludicrous situation because it takes the responsibility away from tenants. What happened to personal accountability?! My personal feeling is that the insurance company should have appealed the case, but they haven’t. The only way this can be turned around is by a different decision in an appeal case or a law change.
      
      Anyway, keep raising these points loudly with any government person you come across. The more it gets talked about, the better chance of outcomes. Andrew King from NZPIF is collecting cases to lobby a law change that is more reasonable, and I’m seeing other efforts gaining more support.
      
      Fortunately many MP’s have rentals so we would hope for once they might act in their own interests and those of the rest of us who supply housing for those that haven’t any.
      All because one insurance company acted in a stupid manner.

  The real issue is that laws only only apply when they are enforced. The cops are now operating under “tag and release” and other policies which put cultural restraints on the who and what they can do.

I was there for Monday and Tuesday. It was very interesting to see it live. At one stage the public gallery was full and there were so many in the press that they had to place a couple in the prisoners’ dock. Judge Sara Katz was excellent and made those testifying feeling relaxed as much as possible under the circumstances.

    The link also mentioned educated immigrants playing ‘a key role’ without stating what that role was. It’s all a bit vague; can you be more specific about the actual achieved benefits? For example, I presume our health services and primary producers benefit somewhat from immigrant labour, but the limited research I can find is minimally lukewarm about the benefits to the country and says the benefits are mostly captured by the immigrants.

One has to force oneself to monitor Red Radio to keep track of developments.
This mornings effort by Espinor and the interview with Adams over the new violence bill was particularly alarming.
Adams finally fell back to the anti male line and used a number of statements where the word ‘women’ was utilised where the legislation should be about a balanced approach to a complex issue.
With Espinor diverting the conversation to ‘perpetrators’ he started out with the statement that ‘perpetrators are almost exclusively men’ and from there went on an anti male rant.
This was the most vile biased attack by this reporter and he should be censored for his comments.
Talk about provocation and anger , mmmmmmmmm.

    My contention is that the media and commentariat, including outraged O’Connor , have it badly wrong though when they go out of their way to turn this into a race / class issue. This was a first offence, 2 examples used by the media yesterday to justify their BLM outrage where bros were sent to gaol for similar offending. They did not tell us if they were first offenders.Which would have been doing as proper job, not whipping up race hate hysteria. I think the comment this morning thats its”ambulances at the bottom of the cliff” comment has some merit. I would like to see more communication on what the “establishment” is going to do to stop famuly violence in the first place.
Its not a government issue but a Society issue so there has to be massive community effort.
Its also no good making new legislation if having a good lawyer or social position will get you a wet ticket slap.

Recreational fishermen face reduced daily bag limits, increased size limits and seasonal bans unless New Zealand’s fisheries are better managed, a new report says.

The report by think tank The New Zealand Initiative said New Zealand has some of the most relaxed recreational fishing rights in the world but new management ideas are needed in order to keep it that way.

Author Dr Randall Bess said the depletion of some fish stocks and increases in New Zealand’s population and tourism numbers meant fishing would increasingly come under threat.

In recent decades significant change had also been imposed on the Snapper one region which covers the east coast between North Cape, 30 kilometres east of Cape Reinga, and Cape Runaway, 90 km northeast off Whakatane, out to a distance of 370 kilometres.

The daily bag limit reduced from 30 snapper in 1985 to the current limit of seven snapper set in 2014 while the legal size limit had increased from 25 centimetres to 30 centimetres.

  In one case, the High Court did not help. I am referring to the schoolboy who rode the baggage conveyor into a security area. Security let him off on the presumption the school would take appropriate action. It did, but parents went screaming off to the High Court who nixed the action. Lesson to Airport security – next time prosecute or issue an infringement and fine.

We hear a lot of discussion about wasteful government expenditure such as the flag referendum and various quangos in the public service but another use of taxpayers money which needs a spotlight shone on it is government foreign aid budget.

For the next three years the allocated spend is about NZ$1.7 billion which is just over NZ$560 million a year.
More interesting is the main individual recipient countries of this largesse.
Top of the list is Papua New Guinea and the Solomon Islands which makes the mind boggle as it would be hard to find more corrupt dysfunctional examples of countries in the Pacific region.
So apart from the feel good factor what are all these hard earned taxpayer dollars actually achieving in this area besides keeping a pile of NGO’s busy implementing their little pet projects and writing glowing reports on how well they are “building capacity” and “improving outcomes” in the region.

Indeed Obama has made a remark about half of the country clinging to their God and their guns. But even then given Hillary’s “basket of deplorable” comment and her falling down Anderson Cooper on CNN still turned most of his hour into an attack on Trump. It’s amazing what a left-wing host can do when an election is at stake?!
        
        Trump’s comments about Mexicans and illegal aliens and Muslims has been extensively covered on CNN, in fact that is almost all they want to talk about. Now will they give the same amount of coverage and level of outrage to Hillary’s basket of deplorables?

Well got some notes out of the ATM yesterday and amongst them a new $50 which someone had blotted front and back.
Seems like maybe more than a couple of KB’ers who are not happy.

The Government will today officially stump up half the cost of the City Rail Link – but the final cost will not be known until tenders are let for the remaining contracts.

A senior source told the Herald the Government has agreed to pay half the cost of the project, including half of the $276.5 million of work between Britomart and Albert St, which began in June.

The sad fact of the matter is that a lot of Mexicans that have come across the border have been dealing in drugs. It is also a sad fact that there appears to be a problem in the Mexican community with men sexually assaulting underage girls.
One of the big reasons for the rise of Trump has been that middle America has been adversely affected by criminal Mexicans who have been committing the crimes of rape and drug dealing. That’s why so many people in America want the wall i.e. they want a secure border so that criminal elements from Mexico cannot freely move into the United States.

Given that the top 10 LA most wanted list is full of Hispanic names then one should question whether America should allow so many Hispanics into the country?
        
        Ann Coulter who is very hot on illegal immigration and legal immigration, reckons that about a quarter of Mexico has emigrated to the United States. That is a really big number and what she fears, quite rightly so my opinion, is that it will change and has changed the character of the United States so it is no longer recognisable as a country for Americans.

But the fix was in and we knew the fix was in the moment that we found out that Bill Clinton met with attorney general Loretta Lynn on her private plane just before the FBI report came out.
    
    But look stephieboy here are the facts, Hillary knew she was under investigation about her emails and when she found the investigation was coming her and her aides deleted 30,000 emails. Those 30,000 emails were about yoga and wedding plans according to Hillary. But now our friends at WikiLeaks have shown us that some of those emails involved classified national security information.
    
    So far none of the deleted emails have been found which contain anything about yoga and wedding plans.

      What will we have at double co2 560ppm and at double that again 1120?
      Remember we have not seen all the warming from the co2 we have already emitted yet it is more like 1.5C rise already for 120 ppm.

Actually lets so some math for the morons amongst us.
2100- 2016= 84 years.
1120 ppm less current ppm of 400= 720 ppm increase
So….to rise to 1120 by 2100 that means
720 divide by 84 = 8.57 ppm pa.
Wow, it’s currently happening at about 2-3.
