IMF recommends to govt to broaden capital gains tax base and introduce a land tax.
Good news for Auckland Property Investors in the long term

The Centre for Housing Research Aotearoa New Zealand (CHRANZ) has come out with a large report detailing the housing needs for our country’s largest city and economic powerhouse, Auckland. I invest in Auckland, and as President of the Auckland Property Investors’ Association, I was very pleased to read this report. The news is excellent for Auckland property investors as it shows demand for Auckland housing is increasing which will put up values and rents in the long-term, and once we exit the downturn phase of this current property cycle, we will pass into the recovery phase and see a strong wave of rental increases and sound value increases, and then the boom phase will arrive where we shall see very strong capital growth (in excess of 10% per year).
The good news is that Auckland’s strong population is set to continue, and demand will increase from the 431,890 dwellings there are in the Auckland Region (ie. Auckland – the Super City) in 2006 at census time, by 39.3% to 601,420 by 2026. This is a lot of demand that will only help property investors in terms of raising our rental income streams and also getting increases in the value of our properties.

Banks: Greater Auckland infrastructure needs investment of about three billion ($3 billion) a year, for the next 20 years. Total – 60 billion ($60 billion). We cannot do it from income tax, we will do it as Brisbane is completing their infrastructure – government, city, private, public, partnerships, and much of the future will depend on our ability to attract international investment in the city’s economic infrastructure.

The report added that there was little evidence that immigration boosted local incomes. In fact, the need to build roads and schools meant that net migration contributed to the national deficit.

“Migration is another issue that the government should investigate further,” the working group said. “There are indications that high immigration rates have pushed up government spending, house prices and business borrowing, and prevented necessary adjustments to the economy.”

National behaving in Auckland like the Queenstown lakes district Council re Arrowtown. In Arrowtown the by far the majority don’t want the town to sprawl outwards but the QLDC keeps pushing the issue. Developer Hugh Pavletich (past president of the SI branch of $40B in assets Property Council) took CCC to court to overturn the urban plan voted on by citizens if I recall?

He said Hone Harawira, former Maori Party MP, had encouraged the hikoi only to withdraw his support when it looked likely to fail.
The bill removes the foreshore and seabed from Crown ownership and makes it a public place – essentially the same as a public domain – with access guaranteed and no one having the right to sell any of it.

Alan Macfarlane (2002) has shown that F. W. I agree with Mombiot and Lovelock, but the question is, why do we need nucleur power> because we have a growing population. Why do we need a growing population? Why not test the hypothesis that it is in everybodies interests by introducing land based taxation.

CHICAGO – The case might sound familiar to Chicagoans: a developer who wants a zoning change allegedly pays off his alderman.

But when the trial of millionaire developer Calvin Boender gets underway, it could take a new twist. A reluctant Mayor Richard M. Daley and as many as 10 City Council members could be called to testify, casting an embarrassing spotlight on the power of Chicago aldermen to use their control over zoning changes to squeeze developers for payoffs.

I think I need to remind people that 2 degrees are supplied by a Chinese vendor called Huawei. Huawei originated from the Chinese Military in the 1980s and since then have retained strong links both with the PLA and Chinese Intelligence. Given that we have Chinese nationals from Huawei working on the network it is a given that call interception and monitoring will be going on without any oversight or legal control.

Governements have been repeatedly warned by their own security and defence ministries that Huawei needs to be blocked from tenders around the world, the most recent example being a non-Western Governement (India).

None of us like our calls being traced and listened to by our own Governnment, especially if I recall the furore over Bush’s warrantless wiretapping. How much less would we like it if the Chinese Communist Party had the ability to listen to us?

The only reason why 2 degrees can afford to launch in such a small market (and a review I did of countries around the world of our size – i.e. 3 million to 6 million recorded only 1 country that could support more than 2 mobile networks) is because Huawei are cheap and have provided financial support via Hong Kong and Kuwait investment houses for this launch, alongside the American investor. Furthermore Huawei have been chucked out of operators in Latin America and Asia recently because of poor network performance and broken promises.

I’d rather not be part of a network allegedly owned by communist China.

Haven’t reduced the cost of sections in the slightest and how would they.These people live in lala land.Land has been risinfg in value since two people desired the same peice. Unless we all have one piece each that ain’t going to change anytime soon. And of course its all revelvant to areas and the economy.

Wonder if the ‘bottomless pit’ of Zealandia will survive? They have not met their business plan targets for visitors to the hugely expensive visitor centre by a long way . And are looking to hit up Wellington City Council ratepayers for a further $700k (loan I think).

According to Stuff today: “Sanctuary trust chairwoman Catherine Isaacs said visitor numbers had been hit by the economic downturn. “We set ourselves some very ambitious targets but, with lower than anticipated visitors coming into Wellington and strong competition for the discretionary dollar … it was inevitable that achieving these targets was going to take longer than originally anticipated.” ”

My interpretation of that statement is – we pulled the wool over your eyes about visitor numbers to get the dosh, knowing we were unlikely to achieve them. But it’s not our fault that people decided to spend their money on other things.

I don’t take visitors there, even though I live nearby – too expensive – and Wilton Bush is free and lovely. Must say I do appreciate increased birdlife in the garden though. But man, they are pricey birds ….

I think the sort of tax system envisaged would be based on the capital value of the land so as the value rises so does the tax. If people don’t like it they will have to excavate (leaving a big hole) and walk off. They’ll have to dump the fill somewhere though.

A bit of isolated flooding and a few average sized earthquakes in various scattered locations suggest nothing much different to normal.

Saw the hikoi meandering down lambton quay, didn’t look like there was one among them who could be employed in a responsible position. Most were middle aged or older. Clearly not the best and brightest of maoridom and clearly not the current generation. Basically a sad collection of the old and useless.

The foreshore and seabed hikoi, of about 300 people, marches on to Parliament grounds yesterday.

It was a fraction of the size and dismissed as the trivial protests of a few, but those on yesterday’s hikoi against the Government’s foreshore and seabed solution were no less passionate than those on its 20,000-strong predecessor in 2004.

Weeping amid fiery wero (challenges), the protesters were met by several MPs, including Maori Party co-leader Tariana Turia, Attorney-General Chris Finlayson, Greens co-leader Metiria Turei, and independent MP Hone Harawira.

The Arab world’s handling of the intervention in Libya has amounted to another disgrace for a region where the people are finally rising up against their leaders’ seemingly boundless capacity for ineptitude.

To be sure, Qatar is contributing a whopping four jets to the effort – the planes, though, have yet to join in with the mission, which late Monday appeared mostly finished, at least as far as securing the no-fly zone and halting Gadhafi’s violence against Libya’s citizenry. The UAE, meanwhile, also pledged material support, but the country’s foreign minister has yet to let the world know just what one oil-rich Arab nation will do for the benefit of another one.

If the issue was so clear to the various Arab heads of state that Gadhafi had to be stopped, then why didn’t they do anything about it themselves? If such a legitimate cause for military intervention arose in the Arab world, why couldn’t the Arab nations manage any significant part of that intervention on their own?

Alas, the military capabilities of Arab states represent just one more item on the list of failures of the Arab world’s largely tyrannical and corrupt leaders. Hundreds of billions of dollars have been wasted in the Middle East to fashion armies that can charitably be called impotent.

The Arab embarrassment in the matter, however, does not end with mere inaction. The Western warplanes had barely landed after their first sorties when Arab League chief Amr Moussa began criticising the strikes. Moussa, of course, was not alone. Arab disunity hardly counts as news; the hypocrisy of the backtracking was the truly nauseating part.

The Arab world bleats incessantly about U.S. and Western colonialism and imperialism; but when Arab leaders needed help in an emergency, they went begging to the West. Once the help came, many reverted to accepting the unproven view of a bloodthirsty mass murderer – Gadhafi – that civilians were killed.
