My 2c worth:

1: The Stuff debate last night. In the first half Ardern’s mic was louder than English’s. Don’t believe me, go check it out. They both had the same prox to the same mics and they both project the same.

2: The TV1 poll: You don’t think TV1 newsroom doesn’t massage the numbers you have rocks in your head. Everyone in that building relies on taxpayer’s dime and staff numbers have been gutted recently from Exec level down. Further job cuts coming if National win, as the Nats will stand back and watch Netflix etc euthanize it naturally.

TVNZ is a relic from the 1970s and a Labour admin is their only chance for the lifers to keep their jobs. Corin Dann to moderate the multi leader debate, what a joke. All lining up to take a hit at Bill. Each party leader will attack him.

3: I don’t trust the polls. They were wrong about the flag referendum and many other critical events here and abroad.

I don’t reckon Labo’s going to take 2017. Here’s why:

I spend a bit of time in the provinces & suburbs and in most places save the obvious derelict Kaikohe’s and Kaitaia’s etc life has hardly ever been better.

Cafés busy, late model cars everywhere, people going somewhere and doing something. I’ve been around long enough to know NZ only changes administrations when interest rates and inflation etc etc are going stratospheric. There are too many folks doing too well; the ratio of losers to winners does not compute to change.

NZ changes Govts when things are clearly turning to shit. Just because some bludger’s feral past has finally caught up with them and they can’t get a rental and has to sleep in their Nissan Skyline means zilch to most.

It’ll be tight, but my call is a 4th term for National, albeit this time with some nettles. If I was betting with my own money.

        Rachael, why should he say which party he will go with? If Peter Dunne had not be so arrogant when he had 8 MPs he could have done the same. If the Greens decide to not be SJW they could also go with either party.

    Like National said last weekend 1 in 5 beneficiaries are too stoned to pass drug tests so the’d put $72million into reforms for beneficiaries on drugs. reforms called “very tough.”
    
    Yet last year Last year, there were 31,791 referrals for drug testable positions nationwide and just 55 sanctions for failing a drug test, according to Ministry of Social Development (MSD) figures.
    
    So not the 20% we were told but less than .2%. Not 2% just .2. Tolley said the numbers were ‘anecdotal’ based on surveys in just two regions. Tolley keeps telling us we need hard evidence and data but uses bullshit like that.

      Having got so many morons swallowing the passing of Governing to a so called tax working group which started out as a “panel of experts”. Taxinda seems to think it is now OK to make policy announcements without any costings at all.
      First we have the Forest Service – Cost??
      Then today Zero Emissions by 2050 – Cost?
      While old Winston First claims they are stealing his policy all be it his would go the whole hog. Where Zero Emissions is a Green policy which seems unchallenged by them. We can only such a malleable position might indicate their internal polling is vastly different than TV1 last night.
      Both these ideas are bat shit crazy as we know but it does seem that both potential partners are being played to. More so the voters who will love her “vision” and have ignored the cost of every utterance from the pretty girl on the poster.
      Don’t be dazzled by the bright star tick Two 4 Blue to reinforce the value of both ticks.

  Well said Duggledog. There’s a huge conspiracy around these election. Fake news, fake polls. The people are with National but the media is with Labour. If the process wasn’t rigged by globalists then the result would not be in doubt. My fear is that the electoral commission has been infiltrated by globalists and will falsify voting outcomes on election day. If that happens then the NZDF will have to take an interest.

    I spend plenty of time knee padding my way around the areas Duggledog mentioned. I’d like to add a few places like Dargaville, Maungaturoto, Paparoa, Kerikeri, Kawakawa and even Morewa. They are all doing well and as luck would have it they are all in the Northland electorate. I hope the voters think carefully and vote Matt King in as their new M.P. Nothing would please me more than seeing Winston get the boot. He, as usual has done absolutely nothing for his constituents apart from recycling the usual slogans and empty promises.

      Funny that TN. The puff piece on his visit to the “hustings” had him claiming how little had been done for the region. It is a tough call with MMP creating so many contenders but it is imperative to hear some of the things they say. Hear as opposed to just listen. They frequently put their foot in it. Taxinda is the best as she lets too much slip under pressure. Where as the old geezer will verbally chop you down if you challenge him.

  I hope you are right duggledog. This puppy is very worried. I am a net taxpayer, no partner, no kids, and 2 houses. All through hard work and sacrifice. But to Cindy I’m a privileged white female who needs punishing.
  
  I am not a speculator, I guess I’m a non-Mum&Dad investor. I have set myself up for my retirement and a land tax will finish me off.
  
  I lived in my rental for 12 years and in the last 4 it has been rented, I have spent more money on it than the 12 years combined. It’s a 1940’s ex state house, and people managed to survive in it without insulation for 70 years. What’s changed?

  Fawning media are driving the swing, vast amount of Jacinda coverage without every highlighting or questioning the serious personal impact that Labour policy announcements are going to have – eg >$2k year extra tax on average (much more for most). And back to the 70’s industrial relations law. So many parallels with media’s creation of Trumpism in USA – though opposite end of political spectrum.
  
  Rural sector is small and easily targeted non-labour-voting demographic with visible revenue stream to be exploited by urban parasites. Time for a rural/provincial party to form and counterbalance Urban-neocolonialism.
  
  Average labour voter is monumentally ignorant of economics and history, thinking they can vote themselves rich and that ‘change’ will be good for them or NZ. Hard to see how stupidity of that level can be educated away without the <45yr old ignoratti actually having to live through a few years of bad socialist policy driven recession.

    Where have you been the past few years, the same species was guaranteeing a win for Crooked Hillary. They also guaranteed a Remain vote. As far as I can tell, the same incompetent and biased pollsters that failed so abysmally in the US and the UK are still at it. Especially in the US, where the same dodgy outfits are pushing the same sorts of polls, over-sampling Dems to show Trump’s approval ratings are low.
    
    Nothing has changed since Brexit or Trump 2016. They’re still pulling the same shit. Their methodologies seem tailor-made to target Labour voters.
    
    It’s not hard to see how this is happening, educational institutes have been indoctrinating and conditioning kids and tertiary students for well over 20 years now – this is the payback straight out of ‘rules for radicals’.

      Hard to confirm or deny your hypothesis but do suspect that it is possible to get a desired result if the sampling is targeted.
      It is a bit like the old days of import licencing. To import essential components the application had to be supported with proof the item could not be made in NZ. The trick was to find the ideal number that would not be economical for local manufactures to tool up yet cover your needs.
      The moral is it might be possible to get an equivalent but will it do the job or be fit for purpose.
      Thus the polls at this point seem to indicate that Taxinda could GET the job but can she DO it?

    Agree with what you say, except for the first couple of lines. It is possible – indeed, very easy – to manipulate a poll by: a) asking the questions in a certain way; and b) stacking the sample pool.
    
    I genuinely believe that the pools we are seeking don’t align with both major parties’ private polling. The problem is that the media are now using the false number to promote a sense of imminent change.

  Last night on the tv1 news they led with the poll showing Ardern ahead.
  
  The footage that went with it ,showed her in the control seat at the mill ( I think the voice over eevn said She’s in the control seat) , that was juxtaposed with Bill at the mall where the loon animal rights protesters were shown behind him and hustled away.
  
  One was cool ,Jacinda literally in control, the other was chaotic scenes with Bill (and a reminder that nats eat furry animals) and there was no control in sight.
  
  You tell me that that was not deliberate, deliberate editorial choices by TV1.

I want the country to be run by a poster-girl with no experience and who’s really a closet communist. I’m going to vote Labour.
I want NZ to be a republic, with Hulun as President. I‘m going to vote Labour.

Folks, this is real. How could it get to this? We’re nothing but a nation of turkeys voting for an early Christmas.

  Vote Labour so New Zealand can enjoy:
  
  High inflation
  Higher mortgage and other interest rates.
  Higher unemployment
  New and increased taxes.
  Higher fuel prices
  Higher commodity prices
  
  There will be others but there is one other thing – Labour will solve the `so called’ housing problem by virtue of the number of New Zealanders selling up and going overseas.

        I think they have done a lot to address social issues, how about people taking some responsibility for their own situation.
        Maori especially have additional monetary sources, there should not be Maori homeless, they have Turangawaewae. It is not the Governments fault if they do not want to go home but would prefer to sleep in cars and be victims.

        If it is homelessness then let us have a list of names so it can be verified they have not been the architects of their own difficulties.

  Partly. This part: “I want hordes of Syrian Muslim refugees living in my street” is not. Both National and Labour are committed to taking Syrian refugees, and while National has agreed to take slightly less the difference between the parties is minimal.

  In some areas we should. Globalism and unrestrained free trade are not absolute goods. That said, the reality on free trade is that there is very little real difference between the parties. Both would get the George Soros seal of approval.

  That one won’t actually happen. Labour know such a radical change would have to have public support and/or be put to a referendum, and most Kiwi’s don’t support it. Any attempt to go down that path will have the same success as the flag referendum. Labour will virtue signal on the issue but otherwise do nothing.
  
  “I want the economy, so carefully built up over the last 9 years despite major hurdles, to be sent off the rails.”
  
  It’s not exactly on the rails now. I have always said that National deserves credit for keeping the economy going in the wake of the Canterbury earthquake and the GFC, but the economy is weak and what growth there is is due to unsustainable immigration levels. I don’t think Labour will do any better, and they may do worse, but neither party is offering any serious, long term answers to NZ’s underlying economic problems.

  But for those of us who understand what the term ‘conservative’ should mean, the differences between National and Labour amount to little more than a choice between tweedle dumb and tweedle dumber. And which is which is sometimes hard to tell.

I think all of us who want a National government returned need to remind anyone we know who is without children and in work about how they will get a pay rise (through tax cuts) under National but nothing under Labour.

If we can get enough of these people to act in their own interest and vote National, that will probably swing the election to National.

I don’t know why National isn’t promoting this point hard themselves, as it seems a no-brainer to me.

  Because a tax cut of $25 is real but still it’s slow, incremental and boring. That’s not what voters want. Voters on benefits and students and young people want a house in town or the north shore near the cafes and they want it now. Jacinda has promised them a house. Jacinda can’t deliver a house. But that’s what she’s selling. And that’s what they’re buying. And by not naming the taxes it also sounds like it comes at no cost or someone elses cost. It’s the House lotto ticket. Wait till all the young people who did manage to by a house realise their house prices are going to crash below the size of their mortgage, they’ll also have an annual land tax , their interest rates are going up and the job markets going to tighten up.

Metiria Turei got up and said that she ripped off the welfare system and then went on to say that she had to do it to live and wouldnt back off or admit any error.
result: they went from close to 12% or higher down to just over5%.

Steven Joyce states that there is an 11.7 billion hole in Labour’s budget. The economists say that Joyce is wrong. National not only wont back down but continue to insist they are right – just like the Greens.
Result: they drop behind Labour and I predict they will go to at least 5% behind Labour per week if they keep it up.

No matter what Bill or Jacinda promise about how many houses will get built, both have NO idea as to the industry.
I was questioned a few days ago in a post commenting that the building industry is under SERVER pressure from banks withdrawing finance, and that there were plenty of companies out there NOT paying their bills, here is another comment from within the industry.

Ok, I did not think it would go quite like it has –Ms Turei upset most peoples idea of how it would go.
But the facts are : National has gained power in the last couple of elections by 10-20,000 votes ( I stand to be corrected on the exact figures). That is, it was always close. If Labour win more votes on the night I’d expect the margin to be about the same .
For about 2 years, at least, it has been obvious that Winston would be “kingmaker” and I still that is the case.

I’m going to stick with my previous prediction that the US stock market will collapse within the next year or two. It is seriously over inflated. This will create a situation in the world worse than the Great Depression. Maybe National knows this and it is why they are running a terrible campaign. Well it is isn’t it? Their T V advertisement is terrible. Fewer hoardings than Labour. I am of the opinion that if there was a good time to be in opposition the next three years will be that time. It will be a very interesting watch.

  Sure, the stock market might crash, but that’s just tiny compared to USA’s biggest problems: debt and unfunded liabilities.
  
  Their national debt is $US20 trillion dollars. That’s over $US60k for every person who lives there (including the illegals). That’s $NZ85k each.
  
  Then there’s personal debt – about the same again, and state debt (California owes about $NZ13000 per resident) and municipal debt (San Francisco about $NZ7000 each).
  
  So your average person in San Francisco is in a $NZ200k hole, and they’re just digging to make it deeper.
  
  They can close their eyes to this as long as the merry-go-round keeps spinning. But when it stops there’s going to be pain.

    Something has to give and it is not just in the USA but as we know if that “domino ” falls many will go with it.
    I was in Malaysia recently. About 7-8 years ago the Malaysian Govt. ( flush with high oil price revenues) looked at the special economic zone China created 20+ years in Shenzhen and decided they could do the same with Johor ( with it’s proximity to Singapore like Shenzhen is to Hong Kong). The property developers thought it was great –Chinese developers are part way through spending US$100 billion. I talked to a local and asked where all the industry or service centres were for the jobs for the people who would buy the apartments. He laughed and said they weren’t there and local Malaysians could not afford to buy them anyway. So the developers are flying in plane loads of Chinese to buy/invest in the apartments (apparently the Chinese don’t like to rent them out and in any case the Malaysian could not afford the rent). Someone will get badly burnt.

      Ross I think they can keep their debt kite flying so long as the stock markets remain strong and the banks don’t fail. If the markets contract or there is a run on the banks, then that could be the trigger that sets off the whole debt bomb.
      
      When they hit the GFC they had about $US9T of debt. Now they’re at $20T.
      
      They borrowed their way out of the GFC (and in reality they are still doing so). Can they do that again? It is hard to see they could do it again because they have already leveraged all their assets.

  I have been warning about a GFC for some time. I fixed my mortgage 18mths ago for a long term.
  
  Labour have rhetoric and Grant R. but no ability to manage. That’s the “hole” they are digging. By spending all the come and go there is none for risk. That will likely mean substantial borrowing to get through. NZ is a price taker on the work stage. We sell grass, mountain views and tikis with a bit of technology all of which can drop in price. Remember wool unsold for a whole season: another hole that may have to be filled.

    To state a minimial number of reasons, Liberal / Left / globalists who have relentlessly attacked societies the world over so an elite can reap huge profits off the backs of people who have become no more than feudal serfs. Profits are being made – they’re just being given to CEOs who do that best and minority groups which contribute little or nothing to anyone, have little to lose, and constantly have their hands out to take what others work for based on their ‘underdog’ status.
    
    Parliaments who have decided that democratic representation means you tell exorbitant lies to get elected and then ignore the population and do whatever they like because what the democratic majority wants is ‘tyrannous’.
    
    Politicians and the media who have decimated the basic social structure of the family so that all are encouraged to be living alone, with or without children. It isn’t just couples wanting housing – it’s myriads of single people, living alone, who want them and the rentals to sustain themselves.
    
    Politicians and the media who insist that a single 17 year old with little or no experience should be paid the same as an experienced 40 year old with five children, probably paying child support for them in a different house. Notwithstanding that both are competing in the labour market with the pay rates of the Third World, whether because companies have shifted premises to those markets or they’re bringing them into this one.
    
    Just bear in mind, Ardern is talking about providing ‘homes’ and ‘houses’. She attacked BE for having school classrooms in ‘prefabs’ – but that is precisely the ‘homes’ she’s talking about providing. Low-cost prefabs of 100sqm or less for everyone other than the wealthy.
    
    It’s all very well standing up and ‘passionately’ saying ‘I care about…..’. That changes nothing and, actually, means nothing. Words come easy. They were in power for nine years before National – and made everything much worse. They cared nothing for ‘the poor’ – it was all feminism, gays, and light bulbs. In fact, they were more ‘National’ than ‘National’. Let’s remember, they initiated the first world trading agreement with the Chinese which started the influx of ‘investment’ here in NZ homes, businesses, and farms.
    
    Labour will do the same again. They care more about abortion than they do about living people. There was no medical marijuana for cancer sufferers in agony or more elective surgery, especially for the elderly – there was publicly funded fruit-flavoured condoms for the gay community and sex changes.     If you seriously believe that Labour being elected is going to cure poverty or homelessness, you are deluded. They will entirely go on with anything National has done which is profitable, remove anything ‘given back’ to the people, tax them a great deal more, lower their standard of living, and pursue their ‘progressive’ ideology of forcibly blending everyone into one amorphous, powerless, ‘whole’ with progressively less opportunity for dissent.
    
    This election is being conducted in sound bytes and controlled by the media – who long ago decided that they are the only people with the ‘right’ views to decide who should be in government.
    
    Ardern is an empty image with lots of smiles and teeth, missing only the sparkly glint. The really sad thing is that they seem to believe they have improved life – utterly ignoring that societies the world over have been shredded and are becoming increasingly unstable and violent; the violence shifted from between countries to between individuals on the streets – as the only place and means they have of any real participation.

    if National had replaced ALL the HNZ stock they closed/sold, there would only be the “Bracket creep poor people (incl many beneficiaries) to house.
    
    8yrs ago they should have started 200 houses a year.
    Now they need 1000 a year for 10 yrs.
    The cheapest and quickest way is kitset factory built.
    
    A. If “the poor” have safe dry warm houses, they won’t vote for someone who promises that.
    B. landlords (private market) won’t be affected as those who can afford will.
    C. HNZ built Houses will have an Building WOF built in and the private market will accede to that standard.
    
    Instead, it will be forced on them because they (a goodly amount) don’t do it and National have SAT ON THEIR ARSE for 8 years.
    
    I suspect that this will be the tipping point issue in their minds for many ordinary people.
    National could have looked after the vulnerable but ignored it for their landlord voters.
    This actually makes them unqualified for government in my book.
    
    The fact that Labour will screw us all and probably not get the job done is immaterial.

Despite what a lot of people are saying in the media I think that Bill English has performed well in the debates. I’ve found his comments reasoned and content largely concrete.

Jacinda Arden has come across to me as quite highly strung and add times shows signs of anger. I feel I’m being berated for not being as pious or concerned as she is.

For me the campaign has reinforced my voting intention. However I do think there is a momentum for change being fed by media cheerleaders. I’m hoping that there are a number of shy National voters out there.

        I don’t need to own a second house. I also don’t need to own a power company, a retirement housing provider, a port, or an airline. But I do need to invest money somewhere, and people are naturally going to invest where the returns are the greatest.
        
        If you want to change the tax system to make residential property investment less attractive, you won’t get any argument from me. But a capital gains tax is not the way. It affects returns on many types of investment. Better to have a land tax and lower company tax.

    My rental property gives a better return than banks have given for some time, but a worse return than stocks. Because I have careful tenants and want to keep them, I charge below the market rate and make sure defects are promptly fixed.

Did I hear right that Winston Peters won’t take part in tonight’s TV1 debate for the ‘minor parties’?

If so I wonder if that’s a good strategy or not, granted I know he doesn’t like being considered a ‘minor party’, but NZF polling has been hammered by the ‘Jacinda effect’ and this would be an opportunity to call her out (eg empty promises and same old dodgy team behind her).

Plus I hear on the radio that it will be a tighter race for Northland this time around (with National having a better candidate and Labour’s locally recognised candidate back in the race).

I’ve just re-read the Richard Prebble column that caused such angst to Jacinda Ardern’s partner. There’s no abuse, there’s no personal stuff. All Prebble does is criticise her policies and beliefs.

If Mr Gayford is going to get all precious and protective over his partner over legitimate criticism of her actions, I’d say he is going to have to get used to this, and much more. He’s going to have to get used to protesters staging protests outside their home, as they have done several times with John Key. His is going to have to get used to songwriters writing songs where they say things like I’m going to kill the Prime Minister, because we are down and suffering and the motherfucker ain’t doing nothing. and One of these days I’m going to fuck your daughter., he’s going to have to get used to hysterical attacks from the like of Penny Bright accusing her of corruption and membership of a worldwide conspiracy, Ms Ardern’s former Mormon religion will probably be attacked, and much more besides.

Oh, hang on. It was lefties who did all those things, so they will probably fall at her feet in praise, because that’s how they roll.

He should be hammering every day, hour after hour, that a vote for labour is a vote for tax increases, capital gains tax, tax on your water, tax tax tax!!

So… I am Jacinda’s generation. I work hard and have a good salary, but haven’t been able to afford to buy a home that I think is suitable for my family in the city where my job is. That’s actually OK. I rent the family home and save for the future in other ways (mostly a small apartment that I rent out to students). Now, with Labour’s probable CGT, it seems like they’ll be rewarding people who already own family homes (CGT exemption on their nest egg) and punishing people like me who have had no good choice but to put savings into other things (CGT on other investments). If I managed so save enough to maybe buy a family home, they’d tax me when I convert those savings into the deposit… making it harder for me to afford that deposit. How’s that helping my generation?

  The housing “crisis” has been partly caused by price inflation from excessive credit being created by global banks. The whole world has got that problem. The other aspect is NZ housing demand has unexpectedly increased very rapidly in the past few years. A combination with good government, so almost none are leaving and others are seeking us out, coupled also with sales of education to overseas students and demand for workers with Christchurch really underway and the economy taking off.
  
  A global credit crunch is quietly underway and prices are falling. It shows here as a “flat market.” Jargon for being unable to sell and prices not rising. More will follow: it could be over two years before we see the bottom but we are likely to have some quick serious adjustments on the way.
  
  Housing relative to income needs to be restored to historic long term base relativities of about 4 times and peculiar negative interest rates rejected. Expect interest rates to move upwards as reduced liquidity pushes prices down. However houses will become easier to acquire a deposit for.
  
  This will be a very testing time for the next government.

  How is taxing income you get from selling assets ‘punishing’ you?? People on wages and salaries pay their share of income tax and can’t claim any expenses, etc. People who receive income from investments in the share market and in businesses have to pay income tax on that income.
  
  So why do you think you’re so special that you should be allowed to gain income from buying and selling assets that doesn’t have an income tax applied to it?

    1. I earn. It is taxed (Income tax)
    
    2. I need to live – food, power etc. It is taxed (GST)
    
    3. Yay. I can invest some… after the goverment has been involved in harvesting my productivity, and taxing my essential spending.
    
    4. If my investment generates income, it is taxed. See #1.
    
    5. If I make a capital gain, the government wants a chunk of it
    
    6. If I make a capital loss, the government will leave me with 100% of that. Entitled much?

Labour will have to borrow at least $10 billion to finance their promises. This will impact seriously on our economy and if the cafes are full now, they will empty. New cars will sit in showrooms, interest rates will rise, travel agents may as well close shop. Food prices will rise with wage demands, and smaller businesses will close. Labour can of course prevent much of this damage if they go back on their promises, using any excuse out of the Book of Explanations. Politicians can explain anything away.

    Bullshit milkmind. Current national debt is $60 odd billion and even Labour start there in their little Red Book akin to a fairytale. They will add $7+ billion to it between 2019 – 2022. This is why the ANZ economist qualified his appraisal by pointing out there was nothing left for 2019 – 2022. It is this extra borrowing and other annomalies that made up the $11.7 billion gap. Taxinda even acknowledged in an interview. Her answer was it would be covered by new taxes which she counted off on her fingers.Read it if you haven’t and then you can weap.

  The old Labour Party leaders would weep at the present Labour leadership offerings. Nash and them were Christian and gentlemen. They would have been at home in our present National Party. Their values were not state control but practical government with compassion for the lesser or disabled. There were still strong memories of the English parish workhouse lurking. That is why NZ acquired an old age pension in 1898.
  
  It was the Unions that brought the right is might into politics. Everyone was to be levelled except Union Officials.

If Hone got in that gives labour yet another support partner. Labour, Greens, Hone, Maori Party maybe she doesn’t need Winston. Heaven forbid what a lineup. Have NZer’s really thought about this?
On the other had the Maori Party going with labour really makes them irrelevant in the future as Maori traditionally have found a home with labour, so those remaining 2? seats the Maori Party take would go back to labour anyway next time.
So maybe it could be National Act Maori Party and Winston with enough baubles on offer.
Maybe that is the country’s best hope.
Well folks that is MMP, we can all be in parliament, doesn’t mean you actually have to work given most of the lazy MP’s we already have.

I have just reminded my bright young 40 year old relation that they should look at their property in trust in a new light, look behind the dazzling white teeth smiling at them, labour hasn’t changed and nor have the Greens and think about the possibility of Hone in the mix. The reply “I hadn’t thought about that, just thought jacinda looked nice. I said nice doesn’t do running the country, do you like your life now, “yes” well why would you change said I.
If we all pick out an obvious Jacinda target among the young and remind them of their good life now.
Kelvin said CGT won’t effect most NZer’s the homeless and renters, I do not think they make up most NZer’s. Lets face it my home is in a trust, so therefore I am among the non home owning NZers. There are lots of us out there, but I don’t livei n a car and I don’t rent.

        Immigration is driving that demand.
        If your costs go up and demand goes down you will see landlords go bust and the housing bubble collapse.

        I think it was bob Jones who maintained that for residential property your costs should be 7/10 of your income..
        Average house in Auckland is 1,000,000 rent is 30,000 a Year.
        The opportunity cost of that capital is about 50,000 plus 5,000 odd in rates insurance etc. That is without deprecation and repairs.
        You simply can not rise rents that much.
        People will not and can not afford to pay.
        
        Without the capital gains caused by property speculation landlords will go bust in droves.
        
        If you think you will just rise rents if interest rates and costs go up you will find your property empty and get even less return .
        
        It only takes a few to go bust and mortgagee sale start pushing down the price of housing
        Banks start ringing the over exposed asking for them to cover their borrowing
        They try to sell the market collapses.
        That can mean a large negative return over a few years that you can not recover from rent .
        
        Most of us have seen a housing bubble burst at lest once.
        
        I would advise most to reduces there exposure to the housing market
        It is simple unsustainable to have never ending exponential growth .
        
        It would be far better for NZ inc if people invested into productive investment rather than property speculation .
        It is probably one of the reasons why we have falling productivity.

    Not quite so. It is a capital GAINS tax. They pay tax on the gains made when they sell. It is more likely to reduce the number of rentals than increase rents. There might be somne but the Land tax will certainly push rentals up and it will largly depend on the tineline for new taxes. If they preceed the other policy to change tenancy agreements, limit to an annual increase they will set and all the other restrictions. Then there will be a rush to increase rents before it is past.
    It is not a rapid process to introduce and have passed all the changes Labour are intending. They can take the risk of block batching tax changers apart from the time the panel of experts will take to sanction them all. Yes it will be sanction and not deliberation. Much will depend on the coalition mix they have to work with. Acord, aggreement and concensus is not something Labour do well so IMO little will be set in place in 2018. Take that how you like but the cog moves slow and this mob of dopes dont have what it takes. Taking urgency on much of this may also be denied them again by a toxic mix.
    Lets give them time to get their own act together before they have the chance to show how badly they act. Tick Two 4 Blue!

      Changing tax structures is a very complex business. It’s all very well having a group of experts, but the fine detail also needs to be sorted and very clear across existing and new rules.
      
      And this expert group and the lawmakers need to remain very aware that out there are hundreds of other experts looking for loopholes!
      
      About landlords and bubbles. Since most landlords own only one or two rentals they are not highly exposed, especially if they have been holding for some time and have been sensible and businesslike.

        Taxes require practical consideration: who pays, how, is it fair, can it be avoided and what does it cost to collect?
        
        The MP’s wont be able to read the Bills and almost no one in Parliament be clear on any of it. The Minister will solemnly read the Explanatory Notes and new taxes will be born.
        We once expected 2-3cm of tax law amendments a year; this feels like 15-20cm coming up. Tax lawyers will be very appreciative of the work.

I have Labour friends in Christchurch who went to the debate last night. It’s no secret that Labour brought in many supporters to support Ardern. This was planned and I understand Megan Wood was behind this.

Moving forward I have grave concerns for this country if Labour gets in as Ardern has a socialist streak a mile wide down her back. She has galvanised the radical youth who are anti establishment as we know it.

Ardern is anti military and anti American and this will be a problem when tensions heat up in the Pacific.

Be very afraid if the socialists gain power.

      I think you are mistaken about Labour and defence. Both parties have had their fair share of defence policy fuck-ups and procurement disasters. I would argue that in most cases these are down to the military grabbing whatever than can, when they can, lest their service rivals get the money instead.
      I’d e interested if you could show me how individual cabinet ministers made decisive changes. The bad decision to drop the F-16 deal is about the worst politically overt decision. Even then, the next government did nothing about it.
      The acid test now is replacing the Anzac frigates and long-range patrol aircraft – our two most important capabilities.

While I’m at it, I’ll take the opportunity to note that the last Labour government introduced most of the lovely Liberal Left globalist policies which supposedly made everyone more equal, tolerant, and (with rabid anti-smoking) healthier.

In actuality, the majority are equally disempowered, society is utterly intolerant of anything but the ‘right’ views, and the population certainly is not healthier.

We have critical, world-leading problems of obesity, domestic violence and abuse – especially toward children, mental and emotional problems – especially youth suicide and depression, and increasing drug use – especially of the kind that kills easily – as well as the old favourite of alcohol, commonly being used by the young to dangerous levels of binging, and rampant relationship breakdown which increases all the others.

In other words, this social ‘nirvana’ has produced a population which is suffering critical levels of stress. However, for some bizarre reason, this continues to be attributed by the Liberal Left to ‘traditional’ conservatism which they continue to ‘fight’ with every breath – as if it still exists.

I’m also sick to death of hearing how much Christchurch needs mental health services. They suffered earthquakes and damage. Fine. There are whole families, villages, cities, and regions being destroyed across the world by war, terrorism, earthquakes, hurricanes, tornadoes, floods, buried by mud slides, etc. – all the time. Few of them have the advantages that the people of Christchurch have had and have. There is a time when you have to stop being so precious – that Christchurch is raised as an ‘election issue’ is simply absurd; that government funds will wholesale be committed to their ‘mental health’ is equally absurd.

The population need to be empowered with more participation in their governance; granted more autonomy and true acceptance of more diversity. Most importantly, every citizen needs to feel they equally belong and be treated like / allowed to participate in it, rather than this partisan view in different times and locations of whether you do or not, whether you’re ‘valid’ or not, and being attacked on social media or the MSM on anyone else’s self-righteous whim.

    I didn’t say the people of Chch were ‘silly’. Neither did I suggest that anyone ‘pull themselves together’. What I said was, the whole country has been supporting them, on every level, for the last several years – and undoubtedly will continue to do so. I can’t say the same for the Pike River families either. At some point, you have to stop wallowing in the ‘pain’ and, like Bill demonstrated, ‘get up’ and walk. More to the point, they are ‘walking’ and creating a revolutionary new city. This focus as an election ‘issue’ is just convenient spin.

      Anne. I live in Christchurch and I have some close friends and acquaintances were were massively screwed up by the EQ. It has taken a long time, but you’re starting to see smiles as people walk on the beach etc.
      
      But I completely agree.
      
      Christchurch took a hell of a kick to the nuts, but even at 7 years on (with at least another 3-5 years of rebuilding ahead), that is still a short-term upset and people will generally come out the other side a bit battered and bruised, but intact.
      
      As you say, that really cannot be compared to, say Northland, where many of the communities have been in a hole for decades and have set up inter-generational patterns with little, perhaps no, hope of emerging under their own steam. Whether that is a problem of their own making is a different matter, but they certainly have problems that need a long term strategy to fix.

        Mental health really is a bastard (both my parents had huge “issues” and my mother spent half my childhood in a mental hospital), so I am acutely aware that many people need these services.
        
        However it does not need to be handed out like lollies. Facing challenges and “toughening up” makes us more resilient.
        
        As a society we are all too quick to hand out victim cards. These do not help people. They are incredibly destructive.

  We have 71 electorate seats, including the Maori electorates.
  Imagine that National candidates won all those, but only secured 30% of the list vote. Their 71 electorate MPs would have to form 30% of the parliament, which would therefore have about 150 extra ‘overhang’ seats, for a total size of about 225 MPs.
  Highly unlikely that a party would capture a huge number of electorate seats while polling very low on a nationwide basis though.

    I don’t think that’s how it works. In your example the other 70% of the party vote (or 84 seats) would go to the other parties. National would get 71 seats rather than the 30% of 120 or 36 seats. The total would be 155 seats or a 35 seat overhang.

      I don’t think so. The party vote is supposed to be determinative of the percentage of a party’s representation in the House. In your example, National would end up with 71 seats out of 155 (46% of the seats) with a 30% share of the vote.
      My example is extreme, but the principle is that additional ‘overhang’ seats are added until the parliament can be made proportional.

        MM that’s a really good point.
        
        Given the two vote system in MMP, which incentivises a form of bipolar behaviour:
        – in voting locally (in your electorate) one way, yet
        – allowing for voting nationally (on the party vote) in a totally opposite way
        
        We could have the situation where:
        1) In a nominally 120 seat Parliament
        2) National might win 61 electorate seats
        3) Yet only muster 44% of the Party vote
        4) Leading to a situation where, to retain proportionality, the other parties would have a share of 75 seats.
        5) Meaning that Labour might only win say 7 electorate seats, while garnering the same 44% of the Party vote
        6) Ending up with Labour getting (61-7) 54 party seats for their 1.3 million party votes
        7) At the same time as National get none for their 1.3 million party votes.
        8) Leading to an actual 136 seat Parliament in a nominal 120 seat House.
        
        While I think there is no chance of this scenario (or anything as extreme as it) playing out. It is a fascinating insight into the absolute insanity of MMP.
        
        Looking at the electorate map from 2014 – it doesn’t look like the country got much proportional representation.

        No. If ACT wins one electorate seat and one millionth of the party vote, it still only gets that electorate seat. A party needs to get over 2/120th of the party votes before it gets another seat.
        Mind you, ACT look more likely to get your prophesised millionth of the vote than the 1.6% it needs for a second seat (it got 0.67% last time – 17,000 votes).

        I don’t think it is insane, as in most scenarios the overhang would be likely to be no more than a handful of seats. I think it unlikely that a major party would do so much better in electorate seats than in the party vote overall.
        The distortion principally appears when the bit players (ACT, Maori, United) get one or two electorate seat but don’t get much about 1% of the party vote. I think the most credible scenario for a larger overhang would be the Maori Party winning all 5 Māori seats but still only about 1% of the party vote, giving an overhang of four or five seats.

The Electoral Commission has a handy calculator for determining seats. All you have to do is enter the percentage of the party vote each party receives and you will get the number of seats:

Unlike many Nats. I am not concerned about a $20/wk tax cut with health greatly underfunded. However, I am concerned about new types of taxes. I think plenty of accountants will be voting for Labour.

This CGT appears to be a nightmare. I assume a summer home of a sky lodge will be taxable when sold or when one dies. If it is when one dies how will maintenance be collected?

Shares are another issue. Suppose there is a crash and a large number of people claim a tax loss. This will create cash flow problems for the government.

Jacinda appear to have little idea of how markets work. She think we should borrow to borrow on world markets. English should ask her if she would borrow against her house to buy shares.

  What you should do is sell the house to your children *now*. Sale price of $1 AND the right for you to live there rent free for the rest of your life. When you die you leave no asset (it’s been sold remember). All they need to do is move in, make it a family home, and then they can sell it CGT free.

    Brigitte, I do not think anyone would be wise to make a decision on what might be the election outcome. I think there is an even chance we will have a National led government.
    
    Even if there is a Labour led government Winston would not likely allow something that would be detrimental to his main voter base.
    
    If they bring in something like an inheritance tax under a different name they would look a gifting as well. Selling a property for $1 would be considered a gift.
    
    In my case I have set up a couple of inheritance trusts for my adult children and have had good legal advise from a trust specialist.
    
    However, as I said the tax would be great for accountants. Any CGT would involve a lot more record keeping. There would be costs for individuals as well as compliance cost for the tax department.

Went to the Home show today. I have never seen the car park at a Home show so full. All with eager people talking about improving their homes, looking at the small houses as future baches. Looking at expensive Pergolas, spa pools $25,000 plus lots of home show specials already sold expensive items.
Is this their last gasp before the election. Or should they really look at themselves and think how did we get here how come we have jobs that allow us to take Friday off. Life can’t be that bad can it. Maybe we should stick with what we know and go for even more improvement on that.
Only highlight for me was the Gold card got me a reduction in the entrance fee, first time I have ever been able to use it, thanks Winnie. Doesn’t mean I will vote for you because actually I think it is a waste of time and money. Still it is there to be used.

It looks like a news channel in Australia reported a news story that was fake about a group producing an anti-LGBT poster that didn’t actually exist. The poster showed a picture of a child with two people carrying rainbow colored belts like they were about to beat the child with them.

An Australian television station has come under fire for trying to pass off a fake anti-”gay marriage” poster as a real news story.

This occurred as Australia’s national mail-in ballot concerning the legalization of same-sex marriage is about to begin.

According to multiple reports, Australia’s Channel 10 came across a photo tweet of an alleged anti-LGBT poster. But when they sent journalists out to locate the offending poster and to film it, it was nowhere to be found.

According to the HeraldSun.com.au, when the photo tweet first appeared, “Activists and the media were ecstatic. Finally they could prove their opponents were just as nasty.”

The tweet went viral and Australian television stations “ABC, Fairfax, Junkee … and FM radio stations all went crazy,” the HeraldSun.com.au report continued. Huffington Post jumped on the bandwagon as well. “Media outlets like Channel 9 and news.com.au agreed there were more such posters around Melbourne. As the Australian Women’s Weekly put it: ‘Melbourne streets plastered with disgustingly homophobic posters ahead of plebiscite.’”

“But Channel 10 had a problem: it could not find even one … That should have been a big warning, but the station still claimed there were posters all around the city, and to demonstrate, it showed a picture of a bus stop with a huge advertising billboard featuring the ‘Stop the Fags’ poster.

When no poster could be found, Channel 10 took the tweeted image and photoshopped it onto a stock ‘Getty’ photo of a bus stop somewhere in Europe to make it appear this was a big, glossy, deep-pocketed campaign against “gay marriage.”

Later, instigating tweeter Leach-McGill admitted that a friend had sent him the photo and he made up the caption about the poster being spotted on Heffernan Lane in Melbourne.

There never was an offensive anti-LGBT poster campaign in Melbourne. The story was manufactured out of false reports and photoshopped images.

What has happened to Nationals much-vaunted election campaign ? Labour ads are everywhere and effective. I hope National have banked their funds for another campaign, as they are being trounced on TV and in the prime billboard spots.
Whatever firm they contracted to run this, they need to look elsewhere next time.
On the other hand congrats to Labour. If this is run last minute on the proverbial oily rag, they will be formidable next election with the funding that comes from incumbency.

    Protein is protein GoVege. The worst we used have to explain was when our daughters were at that young & impressionable age. Being on a farm our kids insisted on having pet lambs. The bloody things used to drive me mad as they had no fear of the dogs they had grown up alongside. As soon as possible I’d put them in with the main flock & draft them onto the next works truck.
    
    Trust me when I say that assuring a nine year old daughter that the roast meat on the plate in front of her isn’t part of Flossie with the pink ribbon in her ear that she hasn’t seen for a few months is not easy. ?

      When they moved back into town they had it butchered .
      The kids kick up a real stink about killing their pet so they give the pork to us.

Although the religious conservative dinosaurs twist themselves in knots to deny it the electorate has lurched to the left. There are simply no extra votes to be had to the right of where National sits on the political spectrum. Parties are not proactive….they chase the vote, the vote does not follow them.

I see that Act in respect of their foreign policy and trade Opposed SC resolution 2334 sponsored by New Zealand on Israeli settlements in West Bank. This is according to Audrey Young’s article in the Herald today. right at the bottom under Act’s policies.
Maybe whaleoil should read that seeing as he is so hung up on it and maybe some of his other readers should take note. It seemed to be the only party that does oppose the resolution.
Act’s policies are not bad and certainly would go a long way in assisting National to get on track again.
