Seems a lot of people are raging that Wellington is the best city in the world to live in. They forget, it is the quality of life that is important,not just our tropical climate.

  Which is still better in Wellington which has a heart rather than Auckland which is getting like any SE Asian city.

  Who can not envy the views of Wellington harbour with the orca sporting, or from the train or Mt Vic., the latter is world beating.
  Who could not enjoy seeing the then Mayor or MP’s as we strolled around Lambton Quay. Who missed James K. in the Picasso Coffee Shop, who missed developing films in the YM basement or buying mercuric chloride over the counter at Geo Wiltons just up the road in Willis Street or singing in the rain delivering the Evening Post in Buller Street or being in and out of the factories in Te Aro and typesetting at the Trade Fair when only 11.
  The weather too ensured hardyness adapting to the southerly while walking to Mt Cook School or as a harrier racing through the seas at Moa Point in an even worse southerly.
  There is a bright spark of life in Wellington.

Well, not a duck to be seen this morning…all flying at Angels 20 because of the lovely clear morning I guess…Only sporadic loud bangs to be heard out here…it’s normally like the first day of the Somme on opening morning.

Waiting now for the bleating from the wankers who wish to deny us kiwi blokes another of our traditional pleasures…sitting in a cold maimai with a flask of hot coffee exchanging whispers with one’s mates, waiting for prey that may or may not put in an appearance…

Driving the streets of Hamilton yesterday, stopped at the lights. A window washer goes to the car in front and without asking, starts washing. Then he goes past the window expecting money. He was told to wipe the suds off properly. He does so and then goes back to the window and gets a $5 note for his efforts. Needless to say, I was flabbergasted at this dumb driver for paying that much for something she didn’t ask for. It’s self-explanatory once you learn she was driving a Holden.

I wonder what others think. I think it is a matter of degree. I have bought a property of a deceased estate once. However, I think the recent case of the disciple of his buying a home from a women who had terminal cancer was appalling. Likewise targeting elderly people who likely have dementia in my view is very unethical at the very least.

Auckland property investors urged to target deceased estates, ‘dummies’ and ‘divorcees’

Property investors are being encouraged in a tutorial video to exploit the ‘seven Ds’ – which include targeting ‘deceased estates’, ‘divorcees’ and ‘dummies’ who don’t know the real value of their home.

The advice has “appalled” the country’s largest bank which is now reviewing its sponsorship of the organisation that distributed the video, Auckland Property Investors Association (APIA), and its national body.

  Arguably the Association is doing a ‘service’ and a ‘disservice’. By increasing awareness of ‘forced sale’ situations (mortgagee sales, vendor selling before bank steps in, rating sales – yes, Penny Bright etc) there will be more interested buyers and hence will help get a better sale price.
  There are already strong protections with mortgagee sales – there needs to be an impartial valuation, the agent involved must draw up a marketing plan, give the property proper ‘exposure’ etc. However there is no obligation on a mortgagee to wait until the market ‘improves’. The borrower must cooperate by allowing intended buyers to view the property and not threatening to make life miserable for a successful buyer when trying to take possession. If a mortgagee sale is not done properly a court could rule against the mortgagee when trying to claim the shortfall against or bankrupt the borrower.
  Hopefully, and I know it is ‘hopeful’ an agent must aim for the best possible price in the circumstances and not try and take a quick commission and run, or worse still have some sympathy for the buyer. Where a house is purchased and on-sold at a much higher price the problem would generally lie with the selling agent who needs to be held to account.
  If a buyer has not got all of his or her marbles and this is apparent to the agent or buyer, a court can act. Similarly if the seller was under ‘undue influence’ from some interested party.
  There are grey areas here between legitimate buying activities and ones so immoral that a court would intervene. The two year ‘bright line’ gains tax is useful as it does provide some safeguard against buyers looking for a cheap property to flick off.
  Sellers should discuss the matter with a lawyer (or experienced legal executive) who is regularly involved with property sales before engaging a real estate agent and again before accepting any offer. OK it is going to cost perhaps a grand or two but could be well worth while – the seller also has someone to share concerns with and this helps with more rational decision making. If the property is owned by a family trust, then the ‘independent trustee’ (generally an accountant or lawyer) has to be involved – this provides a useful safeguard.
  There will always be ‘hawks’ and lazy (or worse) agents out there – sellers need to be on their guard against this. Also if an owner is under financial pressure then he or she should sell a property before lenders or creditors move so the vendor can sell without appearing to be under any pressure. A mortgagee would generally cooperate with this as long as the borrower is frank with the mortgagee and has not given the mortgagee the run-around. If there is a shortfall, though, the mortgagee must approve the sale and would generally do so if it provides the best possible outcome for the mortgagee.

A bit of a disaster for UK Labour in yesterday’s (Thursday’s) Local Elections.

Conservatives gained over 550 seats nationwide, Labour lost about 320 including in some of their traditional heartland areas.

      New Tauranga Mayor, in whom we all had hope, is no better than the usual.
      He wants the lower paid workers to be paid a living wage ($20 something an hour – approx $41,600 pa) and of course the Ratepayer will have to pay.
      Our answer is that over 250 staff part of 580 are paid over $100,000 a year.
      Take it from them then.

  Indeed Wellygirl. The Tories have gained control of 11 councils, and Labour has lost control of seven. If this is indicative of what’s going to happen in the General Election, Labour is going to get absolutely routed.
  
  Interestingly, UKIP has lost all but one of the seats it held, and despite predictions of them doing well, the Lib Dems have lost around 10% of the seats they held. It seems to have been a two horse race, even if one of the horses looks only fit for the knacker’s yard.

    It is the first time local elections have happened in such close proximity to the General Election apparently.
    
    UKIP were a one issue party, and have failed in the last 10 months to convincingly re-invent themselves. They had no plan for party direction n the event of a Leave win in the EU, it seems they thought Remain would win keeping them relevant as the anti EU party. Much of their support in previous years has come from eurosceptic Conservatives who were disenchanted with the failure of Conservatives to hold a referendum on the EU, who are now flocking back to the Conservatives. Conservatives appear to be also picking up Leave voters from Labour, which is not helpful to Labour who’s heartland areas were predominantly Leave, and view the Metropolitan Elites in London with suspicion.
    
    As for the Lib Dems, they have positioned themselves as the pro EU party, expecting to pick up votes of those that voted Remain in the Referendum and therefore increase their seats in the GE, however, to many they just look anti-British, and more interested in the interests of Europe and not the UK, something that hasn’t been helped with Tim Farron supporting the EU side this week over a number of leaks and comments from the EU designed to make Theresa May look bad. Also, many who voted Remain have accepted the result and are looking for the best deal for the UK, and those that haven’t aren’t changing their preference in large numbers. The Lib Dems are mainly picking up pro EU votes from Labour, not from the Conservatives.
    
    The other interesting result is Scotland. The Conservatives have more than doubled their local council seats in Scotland, and in some areas got their first Councillor ever. Conservatives did well in poorer areas in Scotland which were areas the SNP were targeting, though the SNP did gain 31 seats.
    
    The loss of support for Labour is down to Corbyn more than it is to a shift towards another party. For many who have talked in the media, and on social media, and to candidates campaigning, they are saying they just cannot vote for Corbyn, making their votes more a vote against Labour than a vote for a new party.

Brian Edwards: Thoughts on Andrew Little

Little is a rather strange looking bloke. He reminds me somewhat of an Easter Island statue. But it is not a requirement of the job he is seeking to look handsome or pretty. Cast your mind back to some previous aspirants. [Nostradamus comment: Who? The mind boggles!]

‘Coming across’, particularly on television, is a different matter. And Little does not come across either in interviews or straight to camera.

It can be argued that John Key did Little and Labour a favour by stepping down. Bill English is no orator. But he has a dry, no-nonsense, Southern man quality about him that is endearing. And a wry sense of humour. More importantly, he looks and sounds honest. It would be very foolish indeed to discount his [English’s] chances of winning the September election. If Little is to reduce the chances of that happening he must learn to engage with his interviewers and with the hugely important viewer at home.

My goodness – I can’t wait to hear what Zt(r)ev has to say about this!

  Thanks for the link Nosty. The above bits from Edwards, to me nails it. You are what you’ve done as your lifelong occupation. You absorb through osmosis whatever qualities your occupation requires you to absorb in order to become good at it. Key’s occupation was not as a trader but a manager and he reflected those qualities, English’s occupation is a politician/public speaker and he reflects that, Little’s reflects his.
  
  The extent to which media training will help is the extent to which Little can be taught to hide those qualities he’s absorbed, which are basically the qualities you need if you have a career trying to make life as difficult as possible for people whom you hold in contempt. That’s what a Trade Unionist is and does, right?
  
  This is why he talks at, not to, everybody.
  
  I’m not sure how well Little’s personality will take to acting however, which is basically what that media training will try to teach him. For he seems terrifically arrogant, and arrogant people always have trouble permanently hiding that quality, it normally slips out now and then, for in truly arrogant people, it’s ever present, it’s in their DNA, they were born with it and they’ll die with it.

  Don’t under rate PM Bill English. He is a fluent speaker and can deal with any audience. He presents as gentleman, knowledgeable and in control: sufficient for a statesman. He proved his ability as Deputy, loyal and capable.

Best thing we can do is start moving our exports away from Oz to other markets. They have a 500 Billion dollar deficit up from $230 Billion 4 years ago.

The deficit will continue to climb as spending programmes out strip revenue.

We cant afford to be dealing with a lame duck economy.

IMHO their deficit will be One Trillion Dolllars by 2022 or earlier given the current trajectory.

Unitec has now been caught giving electrical qualifications to 6 Saudi students who cheated and copied the same answers. Investigation was down including Saudi officials and no action was taken. The students couldn’t answer one verbal question correctly, but we gave them a NZ qualification anyway

Heard an interesting observation the other day I thought I’d share.

Science tells us the Sun is super hot. That it’s millions of degrees at the surface and that this heat travels through space and warms the Earth.

But we are also told space is super cold, aren’t we.

So how can heat and cold co-exist on the journey to the Earth then when it hits us suddenly re-generate? That makes no sense, does it.

So how about if the Sun actually emits light. And it’s the light hitting the atmosphere which we feel as heat. Doesn’t that make more sense?

How else can one explain that obvious physical paradox?

Total radiative power (that’s all radiation from long radio waves through to gamma rays) = Sigma * T^4. Sigma is a known quantity which depends on surface area and some physical constants. You measure the Sun’s output power per square meter on Earth and use that to calculate the total power. Then solve for T.

1) To request that the Strategic Procurement Committee please adopt the same transparency regarding awarded contracts, as does Auckland Transport, which has recently started making details of ALL awarded contracts, including those worth less than $50,000, now available for public scrutiny:

In order to win in September, Labour will have to encourage its local campaign organisations to mount a “two ticks” campaign and to underline the primacy of the party vote.

The make-up of the Labour Party’s list will help in this regard. Many of its best and brightest candidates will rely on getting elected from the list and are therefore dependent on Labour doing a lot better in the party vote than the 25 per cent it scored in 2014. If Labour manages to narrow the gap between its party vote and candidate vote by half, the party will be competitive in September.

‘Dangerous’ prisoner fakes illness to escape court next door to police station, goes on the run

A man escaped from a court next door to a police station on Saturday morning after faking illness. Police say Rikihana Tawhai, known as Ricky, escaped custody around 10am at Porirua District Court when an ambulance was called. “Tawhai presented ill and an ambulance was called. While being assessed, he ran off and left the courthouse,” police said.

I was watching a scene today where the Incredible Hulk smashes up a supermarket, terrorising the customers, leaving cans spinning all over the floor & then breaks through the doors into the car park.

For those of you at Pak n Save in Masterton at 9.30am this morning, my wife has PMT, couldn’t find the “right” chocolate & all I can do is apologise…

An example of the astonishingly fast growth of China as an industrial power.

A few decades ago, Chinese police were buying radio equipment made by Tait Electronics in Christchurch NZ.

Now a Chinese radio firm is taking over the British company which makes radios for the British police. It’s interesting that the Chinese Government has a stake in the company making the takeover move.

If Angus Tait hadn’t left his company tied up in a trust to ensure continued NZ ownership, it would likely have been taken over by Chinese firms and all Tait manufacturing would have moved to China.

On Kiwiblog, you often read posts saying that China’s rapid industrial growth is the result of adopting free-market principles and practice. However, the Chinese State, and local bodies, even the People’s Liberation Army, are big players in Chinese industry, typically as partners with small investors.

China also keeps a protective shell over what it sees as its core industries, one of them steel. Try buying into that.

KBers joke or whatever about telly news being infotainment etc . . . I’ve got it on and the weather bitch on mediawonks news says something like ‘I’ll have the weather for you later on in the show’. . .

Are you farking shiting me or what ? Later on in the **show** ? It’s the farking news mate – it’s not a show. The blood, it is real, yah ? If I wanted to watch a show about weather – it wouldn’t be called ‘good times during May in NZ’ – I’d want to see blue skies and sun and shapely tanned women who can’t bear to wear more than skimpy bikinis.

That’s what the news is now – it’s not news – it’s just another ‘show’. If it was a newspaper – it might be something like . . . let’s quickly get through these unfortunate first few pages of depressing shit chop chop and get onto that wanky lifestyle bollocks and soft feel good human interest lovey cutesy pukearama asafp.

Another one – I saw some woman who is a ‘Pacific reporter’ – and the story was – er – just about people in NZ. Who had set up some kind of app for helping learner drivers prepare for licence tests. Happened to be brown skinned. Whoop de do dah. They’ve got their own ‘Pacifica reporter’. Good one. Farking stupid – no – that’s just ‘reporting about something going on in NZ’. Do you need a TV reporter for each ‘ethnic group’ living in NZ ? Here’s our ‘Asian correspondent’ discussing a new app to help some of our more ‘recent kiwis’ parallel park better than a blind person. Really ??
